Yield questions answered
What is a good net rental yield in Australia?
A net yield of 3.5–4.5% is generally considered solid for Australian metro properties, where capital growth is the primary driver. Regional markets and higher-density areas often produce 4.5–6% net yields. Anything above 6% warrants scrutiny — either the price is unusually low or there's elevated risk.
Should I aim for positive or negative gearing?
Both have legitimate strategies behind them. Negative gearing relies on capital growth to compensate for cash flow shortfall, with a tax deduction benefit. Positive gearing provides immediate income but may indicate markets with lower growth potential. Your choice depends on your income, tax bracket and investment timeline.
