Questions about purchase costs
How much should I budget on top of the purchase price?
As a rough rule, budget 5–7% of the purchase price for total purchasing costs in NSW and VIC, and 4–6% in QLD and WA. Stamp duty is typically the single largest cost. First home buyers may qualify for concessions that significantly reduce this. Our estimator shows the exact figure for your situation.
What is Lenders Mortgage Insurance (LMI) and when does it apply?
LMI is insurance that protects the lender (not you) if you default on a loan with an LVR above 80% — i.e. a deposit below 20%. It can cost $8,000–$25,000+ and is typically added to the loan. Our estimator calculates your LMI based on loan amount and LVR.
Are stamp duty rates different for investors vs owner-occupiers?
The stamp duty rate itself is the same, but concessions and exemptions differ significantly. First home buyers may receive full or partial stamp duty exemptions in most states. Foreign purchasers may face surcharges. Our tool checks all applicable concessions automatically.
